Right inclusions to match your taste

What comes standard, what can be upgraded, and what sits outside the contract.

These are some of the popular inclusions for most of our builds. This list can be upgraded or downgraded based on your requirements and budget.

Inclusions are confirmed in writing before you sign, so the specification you agree to is the specification that gets built. We encourage you to reach out to us to know more.

Placeholder — inclusions schedule The inclusions list was never published on the previous website: the page carried the heading and the disclaimer, but the schedule itself was empty. We have not invented one. Send through the current inclusions document and this section becomes a full accordion-based schedule, broken down by category.

Proposed structure

How the schedule will be organised

Once you supply the specification, it will sit here as an expandable list — one section per category, so buyers can scan rather than scroll.

To be supplied — site costs, excavation, slab and footings, service connections and drainage.

To be supplied — brickwork, render, roofing, gutters, downpipes, windows, external doors and garage door.

To be supplied — joinery, benchtops, splashback, sink, tapware and appliance schedule.

To be supplied — vanities, tapware, sanitaryware, shower screens, tiling allowance and waterproofing.

To be supplied — flooring, paint, cornices, skirtings, architraves, internal doors and door furniture.

To be supplied — power points, lighting, smoke alarms, data, hot water system and meter box.

Please note

Price including site costs is subject to Bore Hole, Contour, Bushfire, RMS, Hydraulic Engineers or other statutory reports as required by your 10.7 Certificate, 88B or Site Manager.

Display items such as furniture, light fittings, security systems, fireplaces, air conditioning, carpets and floor tiling (to areas other than wet areas), landscaping, fencing, driveway and paving are not included. LA Elegant Homes reserves the right to substitute the make, model or type of any of the above products in the event that LA Elegant Homes changes suppliers, or due to product unavailability or non-compliance.
