No. We design and build under one roof, so the people who price your home are the people who build it. That removes the gap between the drawing and the site.
Yes. Site conditions shape the design rather than rule it out. Slope, easements, bushfire rating and soil classification are all assessed early so the design and the price reflect the real block, not an assumption about it.
It depends on your land size, setbacks, existing site coverage and local planning controls. We assess your property first and tell you plainly whether it works.
Cost and contracts
By working together with us from the beginning and through the design and consultation, you will be involved in the communication process which involves the budgets, estimates and timeframes of the project. All the costs and estimates will be clearly explained to you just so that you can have peace of mind.

Timing and construction
Different builds require a different amount of time and resources. These estimates will be discussed and agreed upon prior to any start of construction so that you can be aware of what the general timeframe will be. Of course, at the time there may be unforeseen delays, but if that is the case we will ensure that any issues are efficiently communicated.

Often yes, depending on the scope. Where an extension affects the roof or main services, we discuss staging and temporary arrangements with you before work starts.
Matching brick, render and roof tiles is part of the scope. Where an exact match is no longer manufactured, we present the closest options before committing.
Approvals and design
Most extensions require either a complying development certificate or a development application. We identify which applies to your property and manage the process.
Secondary dwellings usually proceed as complying development where the block meets the criteria, otherwise through a development application. We manage whichever path applies.
In NSW a secondary dwelling can generally be rented separately. Rules vary by council and by state, so we confirm the position for your specific address.
Layouts can be adjusted to suit your block, family and budget. Structural changes are assessed and priced before contract so there are no surprises once construction begins.
